A recent planning update provides additional detail on the residential portion of Arrowhead East. The Rio Rancho Planning & Zoning Board approved a Preliminary Plat Amendment for Santorini at Arrowhead East, increasing the planned single-family lots from 77 to 85 and reducing the minimum lot width from 50 feet to 45 feet.

The revised Santorini plan also includes HOA tracts intended for shared community purposes such as open space, landscaping, buffers, drainage, and other common-area functions. The 85 numbered lots remain the planned single-family residential lots.

This represents another step forward for the residential portion of Arrowhead East as site preparation and infrastructure work continue.

Construction activity continues at Arrowhead East in Rio Rancho. Hakes Brothers has installed a “New Homes Coming 2027” sign, and extensive site grading continues throughout the development area. City of Rio Rancho Master Plan Approval  

The City of Rio Rancho adopted Resolution No. 45 approving the Arrowhead East Master Plan. The approved plan identifies Arrowhead East as an approximately 80.7-acre master-planned development east of NM 528 and south of the Arroyo de los Montoyas.  

According to the master plan, the development is intended to
include a mix of commercial/mixed-use, mixed residential, single-family
residential, and open space areas. Future details such as builder names, home
pricing, lot releases, and floor plans may be added as development moves
forward and public information becomes available.

Current Development Status

Arrowhead East is in the early development and site preparation stage. Mass grading and site work have been reported as part of the preparation for future infrastructure and vertical construction.
